​Local monthly bulletin

So I’m thinking about starting a local bulletin (A4 or folded A3) with 50/50 for ads and content.

I want it to be a one man business, without news articles, gossip or the usual local paper stuff..

I’m thinking doing ever green/useful content, that way the chances of people to keep it on their desk for at least some time are higher and not everything will go to the bin.

So, any ideas for useful content themes? Any other thoughts regarding this idea?

Btw, it’s in a 100k people town, no local newspaper or similar bulletins
