​Property development business with foreign investment.

My country is quite poor but in Europe. There’s a house shortage and as such property prices are increasing. Locals can’t really afford to start the bigger property developments and as such i believe there’s a gap for foreign investors that isn’t currently being filled. Instead of buying property already they would invest and i would purchase land and build houses on it. My family has already built our own home recently so I have an estimate of what an average house costs. I believe there’s a potential profit of 70,000-125,000 per house being built. This has an ROI of around 50% for the lowest estimates even after i take my fees from it. I make money. The investors make money and my country has more houses so everyone wins.

Is there any obvious issues I haven’t mentioned? Or anything you might change? All opinions will be listened to thoroughly
